The Quay, Torquay
The Quay estate is a 580-allotment master-planned community on 59 hectares located approximately 1km from Torquay beach within close proximity to the Surf Coast Highway – the major arterial into the township of Torquay. Intrapac was one of the first developers to recognise the “sea change” phenomenon driving demand for more coastal properties. Torquay was an ideal location given the size of the town, its proximity to Geelong and planned upgrades to nearby roads and infrastructure including the Geelong Bypass (now complete). Intrapac also believed Torquay was undervalued for a coastal town on the sought-after Great Ocean Road.

Churchill Park, Lysterfield
Intrapac won its second UDIA award for its landmark subdivision ‘Churchill Park’ in Lysterfield. Intrapac acquired the site in a degraded state having purchased the site from a previous developer who was unable to complete the project. By the time Intrapac acquired the site, erosion had set in. Intrapac managed to regenerate most of the site by creating a large lake system which also served as a retarding basin. This lake system was formed using local rocks and native vegetation and became a major selling feature. Intrapac developed the entire Churchill park valley of approximately 120 hectares.

Oaktree Rise, Lysterfield
It’s the attention to detail and the addition of quality features that sets Intrapac’s developments apart. Oaktree Rise in Lysterfield was one of the first examples of this approach. Intrapac was able to negotiate with council to fully pave a section of public road which was not part of the estate but which provided an interface between the main arterial road and the estate. Intrapac fully built in stone and extensively landscaped an embankment opposite the ‘borrowed’ entry road.
