In August 2001 the Gandel Group approached Intrapac to take control of a subdivisional property in Frankston. The property had been in the family for a number of years and the Gandel Group had commenced the first part of the subdivision with limited success. In the interim the council had introduced a number of environmental overlays and controls as well as decreasing densities, effectively rezoning the land.

Salisbury Valley was a landmark rural residential project in the environmentally sensitive Upper Beaconsfield area.
Intrapac worked closely with Melbourne Water, Council and Council Environmental Officers to develop a fully integrated habitat reserve and wetlands area abutting the 31 lot development.

In the 1980’s Intrapac acquired a 30 hectare site adjoining a Stockland project of similar size. Intrapac was able to achieve a 20% premium to the similar sized and located allotments of Stockland’s project.
