Somerfield, Keysborough

Somerfield-At the Heart of Everything campaign

Somerfield is a new residential neighbourhood located in Melbourne’s south east. This major project has transformed over 120 hectares of previously underutilised semi-rural land into a new neighbourhood, created after Intrapac acquired a number of separate parcels of land that were previously unsuitable for development. When completed, Somerfield will comprise over 1700 homes and about 7000 residents.

The Quay, Torquay

The Quay

The Quay estate is a 580-allotment master-planned community on 59 hectares located approximately 1km from Torquay beach within close proximity to the Surf Coast Highway – the major arterial into the township of Torquay. Intrapac was one of the first developers to recognise the “sea change” phenomenon driving demand for more coastal properties. Torquay was an ideal location given the size of the town, its proximity to Geelong and planned upgrades to nearby roads and infrastructure including the Geelong Bypass (now complete). Intrapac also believed Torquay was undervalued for a coastal town on the sought-after Great Ocean Road.

Churchill Park, Lysterfield

Churchill Park

Intrapac won its second UDIA award for its landmark subdivision ‘Churchill Park’ in Lysterfield. Intrapac acquired the site in a degraded state having purchased the site from a previous developer who was unable to complete the project. By the time Intrapac acquired the site, erosion had set in. Intrapac managed to regenerate most of the site by creating a large lake system which also served as a retarding basin. This lake system was formed using local rocks and native vegetation and became a major selling feature. Intrapac developed the entire Churchill park valley of approximately 120 hectares.

Oaktree Rise, Lysterfield

Oaktree Rise

It’s the attention to detail and the addition of quality features that sets Intrapac’s developments apart. Oaktree Rise in Lysterfield was one of the first examples of this approach. Intrapac was able to negotiate with council to fully pave a section of public road which was not part of the estate but which provided an interface between the main arterial road and the estate. Intrapac fully built in stone and extensively landscaped an embankment opposite the ‘borrowed’ entry road.

Palm Grove, Aspendale Gardens

Palm Grove

Keeping with Intrapac’s philosophy of identifying underutilised pockets of land in areas of high demand, Intrapac identified a significant area of land wedged between an arterial road (Wells Road) and a freeway reservation. This land was adjacent to an existing residential zone, but had limited commercial viability and no development had occurred on the land for over 15 years. Intrapac was successful in having the land rezoned from garden industrial to residential in order to create Palm Grove. To achieve

Lorikeet Ridge, Frankston South

Lorikeet Ridge

In August 2001 the Gandel Group approached Intrapac to take control of a subdivisional property in Frankston. The property had been in the family for a number of years and the Gandel Group had commenced the first part of the subdivision with limited success. In the interim the council had introduced a number of environmental overlays and controls as well as decreasing densities, effectively rezoning the land.
